QUEENS, N.Y. August 3, 2026 – BTF Whitestone Realty LLC, an affiliate of BTF Capital Fund, LLC, has acquired Whitestone Shopping Center, the 120,000-square-foot supermarket-anchored retail center at 153-15 Cross Island Parkway in Whitestone, Queens. The transaction closed on July 24, 2026.
Originally built in 1955, the center has anchored daily shopping for the Whitestone community for seven decades. It sits in one of Queens’ most established and desirable residential neighborhoods, with direct access from both the Cross Island Parkway and Clintonville Street and more than 500 free surface parking spaces, a combination that is effectively impossible to replicate in New York City today.
Kenneth Schuckman of Schuckman Realty Inc. and Aaron Malinsky of Curbcut Urban Partners, LLC are the managers of BTF Whitestone Realty LLC.
Schuckman Realty Inc. represented the purchaser in the transaction and has been named exclusive leasing broker for the revitalization.

Our job now is to bring the property up to the quality this community deserves and fill it with the tenants they have been asking for.”
The revitalization program will include exterior and site improvements, base building and the buildout of tenant-ready space throughout the center. Work will be phased so that existing tenants including Key Food, JPMorgan Chase, Webster Bank, and Angel Tips remain open and operating throughout.
“Well-located, supermarket-anchored real estate in supply-constrained New York City submarkets is very difficult to replace,” said Aaron Malinsky of Curbcut Urban Partners, LLC. “We are investing here for the long term, and we intend for this to be the center Whitestone is known for.”
Schuckman Realty Inc. is actively marketing space at the center to national and regional retailers, restaurants, and service tenants that complement the grocery anchor. Additional leasing announcements will be made as commitments are finalized.
Acquisition financing was arranged by the Northmarq New York Debt + Equity team.
