Shops on Broadway Moves Forward Following Key Town Approvals

A roughly $200 million redevelopment is transforming the aging enclosed Broadway Commons mall into a modern open-air shopping, dining and entertainment destination in the heart of Nassau County.

HICKSVILLE, N.Y. — Hicksville’s longtime Broadway Commons is moving closer to a dramatic new chapter as plans advance to transform the aging enclosed mall into The Shops on Broadway, a modern open-air shopping, dining and entertainment destination in the heart of Nassau County.

In a major step forward for the project, the Oyster Bay Town Board unanimously approved several key zoning and special-use approvals needed to enable the upcoming renovation and redevelopment of the property. The Town’s August 11 agenda included formal decisions on applications covering active recreation uses and a motor-vehicle fuel sales and service station associated with the project. The approvals clear important regulatory hurdles for ownership as it moves toward transforming the existing mall into The Shops on Broadway.

The approximately $200 million redevelopment would fundamentally reshape the property, removing much of the traditional enclosed-mall configuration and replacing it with outdoor pedestrian areas, landscaped gathering spaces, restaurants, entertainment uses and a more contemporary retail environment. The plan also calls for demolition of the former Macy’s building and other portions of the existing mall, while incorporating new public spaces and a central lawn designed for events and programming.

For retailers considering Long Island expansion, however, the redevelopment story is about considerably more than new architecture.

A Built-In Customer Base

A major advantage is the property’s built-in customer base. Target, IKEA and Round1 Bowling & Arcade are already established at the center and are expected to remain through the transformation, while IKEA is slated to expand and a new BJ’s Wholesale Club is planned.

That gives prospective retailers and restaurants immediate access to existing shopping, home-furnishings and entertainment traffic rather than asking them to enter an unproven project.

An Established Retail Corridor

The location is equally compelling. The Shops on Broadway sits along the established North Broadway/Route 107 retail corridor in Hicksville, surrounded by a large Nassau County customer base and benefiting from continued investment in the broader Hicksville area. Nearby residential growth and public improvements around downtown and the LIRR station should further support the market over time.

Built Around How Consumers Shop Today

The redevelopment itself is designed around how consumers shop today. The traditional enclosed-mall format will give way to a more modern open-air shopping, dining and entertainment environment, with pedestrian areas, landscaped gathering spaces and new experiential uses intended to encourage customers to stay longer and visit multiple businesses in a single trip.

With key Town approvals now in place, The Shops on Broadway has taken an important step closer to becoming a new generation of Long Island retail destination — combining an established location, major existing anchors, a built-in customer base and a substantially upgraded shopping environment.
