It’s official. The Town of Oyster Bay has granted the final key approvals for The Shops on Broadway. The old Broadway Commons mall in Hicksville is about to become Long Island’s newest open-air destination for shopping, dining and entertainment.
A $200 million makeover is cleared to move forward. The empty Macy’s comes down. BJ’s moves in. Groundbreaking is targeted for 2027.
Goodbye Mall. Hello Main Street.
The enclosed 1950s-era mall is being opened to the sky. In its place: walkable plazas, outdoor dining, and a central lawn built for concerts, events and weekend crowds.
Ownership has leases or term sheets out with an 8-screen dine-in theater, children’s entertainment and a 30,000 SF restaurant, and is in talks with many others.
The Lineup
Nearly 4 million visits a year.
Target, IKEA and Chick-fil-A alone draw about 3.9 million visits and $187 million in estimated sales.
